Property tax rates in Turkey
Property tax is charged every year on buildings and land under the Property Tax Law (No. 1319). Foreign owners pay the same rates. Inside a metropolitan municipality the rates are doubled.

Istanbul, Ankara, Izmir, Antalya, Muğla and Bursa are among the 30 metropolitan municipalities.
How it is calculated
The tax is the property’s tax value multiplied by the rate. The tax value is set by the municipality and is usually well below the market price. Co-owners each pay tax on their own share.
Example: a home in Istanbul with a tax value of TRY 2,000,000 pays 2,000,000 × 0.2% = TRY 4,000 a year, or TRY 2,000 per instalment.
When to pay
The tax is paid in two equal instalments: the first by the end of May and the second by the end of November. You can pay at the municipality or online through e-Devlet.
Declaring a new purchase
After buying, you must declare the property to the municipality where it is located. The declaration is due by the end of the year following the purchase.
High-value home tax
Separately from property tax, homes above a legal value threshold are subject to a high-value home tax (değerli konut vergisi). The threshold for 2026 is TRY 17,711,000. The calculator warns you if the value you enter is above it.
